In the end, we did not buy the home he inspected for us because serious flaws were detected but we were grateful he discovered the issues as it saved us from buying a home with significant problems. After talking to Jim on the phone, where he patiently provided me a tutorial on the process of a home inspection, we signed with Jim. Jim is very thorough and professional. He arrives on time, as a matter of fact, he was there an hour before our 9 am start time. He had already inspected the outside of the house for one hour before we arrived. It was 25 degrees that day, and he did not take any shortcuts on the outside of the house. He then walked us through the outside exterior and shared with us all the things he found. If you speak to any inspector who suggests they can do an inspection of fewer than two hours do not hire them. Jim inspected our property from 8 - 12:30 (the house was 2,400 sq ft). He was informative and shared insight with us throughout the entire inspection. Jim promptly had the report for us that night. Would highly recommend. read less

He found some major issues that we will be using for negotiation and if nothing is done about them, we will simply walk away. The other company that did my 1st home inspection spent very little time inspecting actually less than an hour. Jim spent a total of 6 hours onsite performing both a Home Inspection and a Mold Inspection. Jim Roese told me he did not want to see the previous home inspection report and that I should compare them after he was finished. There was a significant difference in the quality and detail of the inspections. Jim Roese was by far the most detailed. At every point Jim pointed out any areas of concern. I also had Jim Roese do a Mold inspection since this condo was impacted by Super Storm Sandy. The seller told me thay had remediated the Sandy damage but could not proovide any detail as to how it was remediated. Jim took off electric outlet covers in the lower level which uncovered rust and corrosion. The Mold test came back positive for Mold and it appears that the condo was never remediated after the Storm. Beyond the Mold Jim's inspection uncovered that there were signigicant cracks in the Foundation that the previous inspector lightly glossed over in his report. I have walked away from the purchase of this condo after a full review of Jim's inspection reports. If I had not hired him to do the 2nd home inspection I would be in the process of buying a "Money Pit" I will continue to search for a different home and will definetly use Jim Roese to inspect the home. read less

I had seen what I believed to be mold on the weather stripping of my windows and had allergy issues at night and waking in the morning. I chose Jim Roese because of his excellent reviews that talked about how thorough his assessments were. I didn't want someone who would just come out and take samples. On the phone he told me the assessment would be three hours and gave me his rates, which were reasonable compared to quotes from other Inspectors. There was an inspection fee and a charge for each sample. I would need a minimum of three samples. He arrived promptly and notified me that he also had a trainee that would be assisting him today and gave me his name. Because of his direct and professional manner, as a single female, I had no concern about him or his assistant being in and around my home for three hours. Also, I have two chihuahuas that have free reign of the house. After getting over the initial excitement of having someone new in the house, they were calm when he was there and were even napping nearby when we sat down to go over the Assessment findings. That's telling. After taking a high reading for the indoor humidity, he educated me about Relative Humidity and its' effects on mold growth. He suggest I get a dehumidifier to get the RM down to 50 or below, which prevents mold growth and dust mites. He took lots of pictures of the exterior that identified areas of possible water entry into the house. He took 4 air samples and 1 swab sample. At the end of the assessment he went through a health questionnaire and all of his findings. He said that the full report with lab results would be available after 5 days. On the fifth day, I received the completed Mold Assessment Report and Lab Results. He then followed up with me the day after if I had any questions and he helped me to prioritize remediation actions. I bought two dehumidifiers (one for upstairs and one for downstairs) and this in itself was a game changer. I feel more comfortable in my home and have a clear path forward for remediation. read less

I received within 24 hours the most complete inspection report I have ever viewed. Jim walked me through every aspect of the inspection. So as he did it other portions he had arrived early and completed prior to my arrival (roof inspection). He spent an hour in the crawlspace looking at every inch of the foundation and floor support system. It was hot and humid that day and there was dampness/moisture in the crawlspace from recent heavy rain. It did not stop or keep him from his work. At first I did not know who he is and I chose him because he seems like the kind of home inspector I want to hire. (I read the reviews on him and he's patient and thorough). On the day of home inspection, Jim arrived early and start to walk around the house before I even arrived at the scheduled time. I was immediately impressed by him the first ten minutes when I tagged along with him. Jim took me around the outside of the house at least 8 times, each time he looks at the smallest of things and explain exactlly what's going on with the structure. His professionalism and attention to detail was very refreshing to see and I immediately developed a trust with him. He showed me exactly where there is issues and why, but he tries to tell me also that we should take a look at the house as a whole before we draw an conclusion. He was very detail oriented and very thorough. Jim took his time carefully examined every little thing. Other home inspector might only give you 2 hours, Jim gave you at least 4 hours, it's not because he's slow, it's because he's doing an excellent job examing and make sure nothing goes amiss. He personally touched every single pane of wall in every room, test every outlets, opened up the panels and check inside of the furnace and electrical panel. Running every appliance and tested every faucet and any plumbing equipment. Also personally opened and closed every single window... One thing particularly stick out in my mind today tagging along with Jim is that, when he sees something unusual, he does not glossed over it, he asked questions and make sure we got an answer and understand everything that we're seeing. I was not very happy with the things Jim found, but very happy with the job Jim did and felt very fortunate to have him as an home inspector. We found some structure issues and I'm so glad that we found out. As we plan to walk away from this property, I told Jim right away, "Sir, you are not retired any time soon, are you? because I definitely want to hire you again for the next house we're buying." We are glad to find a trust-worthy home inspector. Great job, Jim! Definitely will hire you again and highly recommend you to anyone without any hesitation. read less

He arrived about a half hour early and did a preliminary check of the back before I had even arrived. Jim�s inspection of the interior and exterior was exceptionally thorough. He was meticulous and methodical as went through the house. He climbed on the roof to check it and crawled through our attic to check for several things. He found several items that our original inspection did not reveal. Jim was excellent, professional, and our report arrived the same day. As a new homebuyer, my wife and I did not know too much aside from what the first inspector said. Jim broke everything down for us to follow and even let me look through everything with him showing me what he thought as he went through the home.
